Villa Le Cep offers a large, bright living room, two furnished terraces and a veranda, in the heart of a traditional village on the edge of the lake. When you stay in Menthon-Saint-Bernard, you will be just a few minutes from the lake, 15 minutes from the old town of Annecy and 30 minutes from the ski resort of Semnoz. Depending on the season, you can enjoy a holiday filled with skiing, hiking or water sports, cultural discoveries and gastronomic delights.
In addition to its famous medieval castle, the village has all the shops you need, as well as a popular farmers' market. You will find even more shops, markets and restaurants in Annecy.
About the property…
Villa Le Cep is a three-storey village house that can accommodate up to 12 guests in five bedrooms with four bathrooms.
The open-plan living room has a pleasant sitting area with a corner sofa, television and bookcase, as well as a dining table which overlooks the terrace. A wood-burning stove keeps the space cosy in the winter. A second dining table is set up outside.
The fully-equipped kitchen has a breakfast bar as well as everything you need to cater for a large group.
The first bedroom on this floor has an en-suite bathroom with a walk-in shower, toilet and double sink. It can be arranged with a large double bed or two single beds, depending on your needs. There’s also a separate WC.
The second floor has two double bedrooms, a shower room with a washing machine and tumble dryer, and a separate WC. One of these bedrooms has a desk, while the other has its own private terrace, furnished with armchairs and a sofa.
There are two more bedrooms on the top floor: a room with four single beds and a master suite with a large double bed, a dressing room and an en-suite bathroom with a shower, bath and WC. A second bathroom with a bath and toilet serves the other bedroom.
Two vehicles can be parked outside Villa Le Cep.
About the area…
Located on the eastern shore of Lake Annecy, just 15 minutes from Annecy, Menthon-Saint-Bernard is a charming village set between turquoise waters and Alpine peaks. Nestled at the foot of the Roc de Chère mountain and its nature reserve, it’s an exceptional setting which combines nature, tranquillity and breathtaking views of the lake.
In summer, you can enjoy swimming at the supervised beach, paddleboarding, sailing or pedalo rides from the small harbour. Hikers will enjoy the forest trails, one of which leads to the medieval castle of Menthon, perched on a rocky outcrop.
Guests visiting in winter will have a choice of several family-friendly resorts in the Alps. Le Semnoz, 30 minutes away, is perfect for beginners and day trips. Just 45 minutes away, the Aravis ski areas (La Clusaz, Le Grand-Bornand and Manigod) offer 220km of slopes.
The village has a bakery, a mini-market, a butcher's, a pharmacy, several restaurants and cafés, as well as a weekly market selling local produce. There are more shops, markets and restaurants in Annecy.

“Beautiful villa with great terraces”
We had a wonderful stay at Villa Le Cep in Menthon St. Bernard! The house was very comfortable, with great furniture and decor as well as lovely seating both inside and outside to enjoy meals. The terrace was beautiful to sit on and enjoy some coffee. The kitchen was great to use and had everything we needed. The natural light through the windows created a lovely space that paired well with the stunning views of the Chateau de Menthon and le Dent de Lanfon. Additionally, it was so nice to have air conditioning after coming back from the 10 minute walk from the lake. The boulangerie, a supermarket and a nice cafe are all about 3 minutes from the house which were so convenient to go to. I can’t wait to come back to this incredible place! It was such a gift to stay here and I would recommend it to anyone because it is seriously just so amazing to be so close to the cleanest and most beautiful lake in Europe!
“Best vacation ever”
This place is amazing! We had the best vacation ever in Annecy thanks to this vacation rental! The location is right in the center of town, 10 minute walk from the beach on Lake Annecy! There's a running and biking path nearby and we biked around the whole lake one day starting and finishing at the house. The air conditioning works great! The kitchen is large and fully equipped with everything you need, including a beautiful wine glass cabinet. The outdoor furniture, deck, patio, and outdoor dining table make for the perfect summer evenings and shared meals.
The second floor has a beautiful terrace off of the master bedroom. The mountains views are unbeatable and you get views of both the sunrise and sunset! Everything about this place is very new, modern, beautifully decorated, and clean! The owners are very kind and communicate well! I would 10/10 recommend this place to anyone looking for the trip of a lifetime!
“Incredible stay in this beautiful and well-located villa”
Our stay at Villa Le Cep was nothing short of incredible, thanks to this beautiful home that perfectly suited our large family. The location couldn't have been better—right in the heart of the village. Everything we needed was just a short walk away, from grocery shopping to strolling down to the stunning lake. We truly felt immersed in the charm of the area without needing a car for most of our stay.
The house itself was modern, spacious, and extremely comfortable. One of the biggest highlights was the air conditioning, which made a huge difference during the extremely hot days we experienced—it kept everyone cool and comfortable after a day out in the sun. The kitchen was also a standout, fully equipped with every utensil and appliance we needed to cook meals together as a family.
It was the perfect home base for a relaxing, enjoyable vacation. We would absolutely stay here again and highly recommend it to anyone visiting the Annecy region.

Situated in a charming village on the edge of Lake Annecy, Villa Le Cep sleeps 12 guests in five bedrooms with four bathrooms.
A comfortable living room invites you to relax on the corner sofa, where you can watch television or read a book from the library. The woodburning stove makes for a cosy atmosphere on chilly winter evenings.
A large dining table overlooks the terrace, but in good weather, you can enjoy your meals at the outdoor table.
The fully equipped kitchen has a breakfast bar where you can grab a snack or enjoy a chat while preparing meals.
There’s a bedroom on this floor with an en-suite shower room. This room can be arranged with a double bed or two single beds.
There are two more double bedrooms on the first floor, which share a shower room and separate toilet. One of these bedrooms has a desk for remote working, while the other has a private terrace furnished with armchairs and a sofa.
There is also a washing machine and tumble dryer.
There is a dormitory with four single beds on the top floor, as well as a master suite with a double bed, dressing room and en-suite bathroom with bath, shower and toilet. This floor also has a second bathroom with bath and toilet, making it perfect for a family with children.

We are a Franco-American family who had long dreamt of having a pied-à-terre in Menthon, where my family has lived for over four generations.
In 2019, we fell in love with this charming village house and decided to make it our haven in France - a place where our children and grandchildren would love to come, and where everyone could truly feel at home.
We wanted to create a warm and light-filled home, right in the heart of the village, so that everything could be reached on foot.
After more than four years of renovation, our dream has finally come true. We’ve poured our hearts into this house and hope that, like us, you’ll feel wonderfully at home here.
